Fall can be a beautiful time to sell a home in Morgantown. The changing leaves, cooler temperatures and cozy interiors can create a wonderful backdrop for showing a property.
But before you put a “For Sale” sign in the yard, take some time to prepare. You don’t necessarily need a major renovation or an expensive remodeling project. Often, the small things can make the biggest difference.
Here are 10 things I recommend homeowners consider before putting their home on the market this fall.
1. Clean Up the Yard
Fall leaves are beautiful, but they can quickly make a property look neglected. Keep leaves cleared from walkways, steps and landscaping. Trim overgrown shrubs and remove dead plants. A tidy yard tells buyers the home has been cared for.
2. Clean the Gutters
Full or sagging gutters can raise questions about maintenance. Clean them and make sure downspouts direct water away from the house. This is particularly important as we head into Morgantown’s colder, wetter months.
3. Look at the Roof
You don’t necessarily need a new roof, but you should know its condition. Look for missing or damaged shingles or anything that looks unusual. If you have concerns, consider having a professional take a closer look.
4. Evaluate the Light
As the days get shorter, lighting becomes increasingly important. Replace burned-out bulbs, clean light fixtures and make sure porch and exterior lights are working. Before a showing, turn on the lights. A well-lit home feels warmer and more welcoming.
5. Clean the Windows
Clean windows allow more natural light into the home and make rooms feel brighter. Make sure windows are clean inside and out and operating properly.
6. Check Your Heating System
Fall is the time to prepare for winter. Replace your furnace filter and have the heating system serviced if needed. If you have a fireplace or chimney, make sure it is ready for use.
7. Take Care of Small Repairs
That dripping faucet, loose doorknob or cracked switch plate may have become invisible to you because you’ve lived with it. To a buyer, several small issues can create the impression that a home hasn’t been maintained. Walk through your home with fresh eyes and make a list of the little things you’ve learned to overlook.
8. Declutter
Put away summer equipment, outdoor toys and seasonal items. Inside, clear countertops, closets and crowded rooms. You don’t have to remove all personality from your home. The goal is to give buyers enough visual space to imagine their own belongings there.
9. Don’t Forget the Front Door
Your front entrance is a buyer’s first physical impression of your home. Sweep the porch, clean the door, replace a worn welcome mat and add a little seasonal color. A few pumpkins or mums can provide a welcoming touch.
10. Walk Through Like a Buyer
This may be the most important step. Walk outside and approach your house as if you’ve never seen it before. What do you notice first? Then walk through each room. Are there dark corners? Clutter? Repairs you’ve been ignoring? A fresh set of eyes can often see things you’ve stopped noticing.
Start With the Basics
One of the most common misconceptions I hear from homeowners is that they need to spend a lot of money before selling. Sometimes improvements are necessary, but often they aren’t.
A good Realtor can help sellers determine where their money is best spent and where it isn’t. Not every project adds enough value to justify the expense. So before you start planning a major renovation, start with the basics.
Clean it. Fix it. Light it. Declutter it. Let buyers see the home rather than the list of projects. Then step outside, enjoy the beautiful fall colors around Morgantown and take another look at your house. Sometimes the best preparation for selling isn’t making your home look brand new. It’s helping buyers see how well-loved and well-cared-for it already is.
